Via Alfieri 22 is a historic building in the heart of Turin. It offered Jaeger Kahlen Partner the opportunity to not only take on a renovation project aimed to enhance the building, but also to rethink a new concept of "living" for the rapidly evolving real estate market.
In fact, a historic building can now become an organism capable of creating lasting value for those who live there and be a sustainable and commendable way of renewal for itself and for the city.
The aim of the project is to create additional value through rethinking and with a generous extension of the interior and exterior spaces. The volumes have been renewed thanks to flexible distributions and the addition of large balconies and terraces on the internal fronts. The inner courtyard became the generating element of the whole transformation with the creation of a new filtering façade. The basement has been expanded to become a place of coexistence for the future of mobility: from traditional to electric cars, possibly shared with bicycles. This type of basement is becoming increasingly widespread in city development projects.
One of the key elements of the project is the use of green plants for air filtration. The plants produce oxygen, protects privacy, and are integrated in bioclimatic greenhouses and roof gardens, passively contributing to the energy exchange management. A green view is also an important benefit for the livability of interiors, it also adds to the valuable qualities of a historic center.
Renewable energy sources make it possible to supply the building through a geothermal plant using groundwater. Rainwater is recovered irrigate the new greenery and sprayed to cool the inner courtyard. The project uses carefully selected new materials that are environmentally friendly, such as photocatalytic cement that allows the breakdown of particulate matter.
